When buying homes for sale in the Fargo-Moorhead area with me as your buyer agent representative, I am on your side, advocating for your best interests throughout your home search and negotiations to help you reach the best possible price and terms.
I keep your bargaining position confidential in all negotiations, including your motivation or even your possible willingness to pay more than your contract proposal.
Advice and Counsel
I use my professional knowledge and decades of real estate experience to guide you throughout the home-buying process. When searching to buy a home, I help you understand the advantages and disadvantages of houses that you consider purchasing. I always work to help you make balanced, well-informed decisions.
Get Information About Home Sellers or History of Homes on the Market
I relay to you any information that I have learned independently about the seller or the seller’s position that may enhance your bargaining position.(Note: In dual agency situations, confidentiality must be maintained for both clients. See below.*)
Mortgage Financing Guidance
I help you explore real estate financing options and provide you guidance regarding types of mortgages, loan qualifying, and other information to help you choose the best programs to finance your house.
Aiming for the Best Price
As your buyer agent, I negotiate with the goal of getting you the best possible price on the home of your choice, balancing market conditions and possible competition from other potential buyers.
Home Market Analysis
I research recent sales of real estate similar to homes of your choice to determine if the asking price is low, average, or higher than what a person should expect to pay. I will advise you of my opinion of value to help you decide what you are willing to offer.
*Limitations of Dual Agency
Occasionally while working under contract as a buyer’s representative, a buyer may choose a home in North Dakota for which I am also the listing agent, or a home in Minnesota which is listed by my brokerage. This creates dual agency. When dual agency occurs, I owe equal duties to both seller and buyer. Please see my page on TYPES OF AGENCY RELATIONSHIPS to download copies of ND and MN mandated disclosures about agency limitations for each type of real estate agency representation.
