I offer Buyer Agency Representation to give you advantages in the home buying process when working under an "Exclusive Right to Represent Buyer Contract":

Advocacy

I will advocate for your best interests throughout your home search and negotiations, working to help you reach the best price and terms.

Confidentiality

I will keep your bargaining position confidential in all negotiations, including your motivation or willingness to pay more than your contract proposal.

Advice & Counsel

I will use my professional knowledge and experience to guide you throughout the home-buying process. I will help you understand the advantages and disadvantages of houses that you consider purchasing, so that you can make a balanced decision.

Seller Information

I will relay to you any information that I have learned independently about the seller or the seller's position that may enhance your bargaining position.(In dual agency situations, confidentiality must be maintained for both clients. *See below.)

Mortgage Financing

I will help you explore real estate financing options, and provide you with detailed financing and mortgage qualifying information to guide you in choosing how to finance your house.

Best Price

I will negotiate with the goal of getting you the best possible price on the home of your choice.

Home Market Analysis

I will research recent sales of real estate similar to the home of your choice to determine if the asking price is low, average, or high. I will advise you of my opinion of value to help you decide what you are willing to offer.


*Limitations of dual agency

Occasionally while working as a buyer's agent, the buyer may choose a home in North Dakota for which I am also the listing agent, or a home in Minnesota which is listed by my brokerage. This creates dual agency. When dual agency occurs, I owe equal duties to both seller and buyer.
